Assumes a covered rental and no earlier increase in the last 12 months. Confirm eligibility before giving notice.

Use the certificate date, not a renovation date. A certificate issued within the previous 15 years is exempt from the AB 1482 statewide cap; local and property-specific restrictions must be checked separately. Leave blank for the existing covered-rental estimate.

Sources, assumptions and rules

Ordinary annual base-rent estimate only, for an existing tenancy with no prior increase in the preceding 12 months. Use the lawful base rent / certified maximum allowable rent, excluding separately authorized fees. Coverage under AB 1482 depends on a rolling 15-year certificate-of-occupancy test, ownership (not a REIT, corporation, or LLC with a corporate member), statutory exemption notice and other exemptions; local coverage must be checked separately. Section 8 vouchers alone do not exempt a unit. Banking, petitions, special pass-throughs, mobilehome spaces, emergency restrictions and lease restrictions are not calculated. The address identifies the jurisdiction, not the unit's legal eligibility. Percentage increases are rounded down to the nearest cent.
